Deposit Dispute Procedure
The following is the process to dispute your deposit refund. Please keep this in mind as you pursue your dispute. We carefully review the property, the before pictures and the after-many times amounting to more than 200 property photos. We review the Move-in Condition form submitted by you and account for the age of paint, flooring, appliances, and systems. We review what is wear and tear and actual damage. We do not retain a dime in these scenarios and quite honestly, the work we do in handling move-outs is without any compensation. Please follow the following steps.
- Be specific in your dispute. The item, the cost, and how you can prove your point.
- Be specific in your requested dollar amount to be returned - itemized if more than one point is disputed.
- All monies have been forwarded to the owner and they ultimately will determine the response to your request. This may take a few weeks.

Reimbursement Request Procedure
Should you seek a reimbursement from your landlord for expenses you feel are unreasonable please follow the following procedure.
- Your request must be in writing.
- Request must have a specific dollar amount
- Request must have copies of all supporting documentation backing up the requested dollar amount
- Requests are subject to the approval of the owner and may take a few weeks for response.
